If there is a need to remove the sill part of the wall, then such a change is called redevelopment and requires a number of authorizing documents for its implementation. And keep in mind that in recent years in the capital to remove the window sill block is allowed only if you install glass sliding doors. Also note that on the balcony or loggia to take out radiators are not allowed. It will be necessary to separately organize the heating of the balcony, as well as to determine a new place for the radiator, which was previously on the window sill block.

  • Take in the BTI technical passport for the apartment.
  • With tehpasporotom apply to the design organization with a certificate for the right to provide such services to draw up a project of redevelopment. The second option – to order a redevelopment project in the organization that developed a standard project of your house (for residents of the capital it is a more reliable option).
  • Taking the received project, documents confirming ownership rights, a completed application for redevelopment, apply to the Housing Inspectorate.

After receiving the authorizing resolution, you can start work. Upon completion of the repair, you will need to invite a representative of the Housing Inspectorate to receive the Act of completion of works on redevelopment. With this document you apply again to the BTI to obtain a new technical passport.

Note that when choosing the second option, only the part that was under the window is subject to demolition. To demolish the remaining side walls, threshold without additional approval is categorically impossible, as well as to cut out the window beam. They may also require reinforcement measures. All work will be specified in the redevelopment project and must be carried out scrupulously.

If you need to remove walls and beams, stipulate this in the design organization when submitting documents. They calculate whether this option is possible. If so, they will issue measures to restore the load-bearing capacity and a list of works.

Work procedure

The main attention in the works on joining the balcony to the kitchen or room should be paid to insulation. It will be necessary to insulate all parts of the structure except the inner wall. Use the most effective materials, otherwise the whole room will be very cold in winter. Also, when installing glazing will need to pay special attention to the place of the joint of the frames with the wall – to lay a vapor barrier material. It will block the access of warm air from the room, preventing the formation of condensation.

Preparatory work

First you need to destroy everything to the ground, so that then…build everything again. In general, the order of preparatory work is as follows:

  • Dismantling of the old glazing and finishing materials on the balcony / loggia (the window unit in the room leave in place for now). The metal fence remains on the balcony, on the loggia – a thin standard partition, if any. If there is no partition on the loggia, only the metal frame remains. Gradually, the concrete platform sticking out on the wall acquires a different look. Now you can believe that not only birds can be here. Glazing is carried out in parallel with insulation. And it is better not to save on insulation. Otherwise, the room will be very cold, and heating bills will be large.

  • Installation of window blocks. For glazing it is necessary to use two-chamber double-glazed windows. Their area will be large and single-chamber ones will not be able to provide the proper degree of thermal insulation. Profile for windows should also be taken with a large number of chambers – at least five. Although the profile has a smaller area, heat escapes through it.

  • Laying of electrical wiring, installation of mounting boxes for sockets, switches, wiring for installation of light fixtures. To increase safety, wires can be laid in a special non-flammable corrugated hose.

  • Insulation of the floor, walls and ceiling. The most common variant of insulation is between wooden bars of the purlin. For insulation use or extruded polystyrene foam or mineral wool mats. Polystyrene foam is used more often, because at the same degree of thermal insulation has a smaller thickness and is not afraid of getting wet (condensation). For the Middle Belt of Russia, the thickness of polystyrene foam should leave 70-100 mm. Lay the insulation in two layers with overlapping seams. Fasten with special plastic dowels umbrellas or glued to the mounting foam.

  • A layer of metallized insulation (such as penofol). It additionally retains heat.

  • Laying of floor heating (if provided).
  • Covering with finishing materials. This can be plywood or GKL, followed by spackling and wallpapering or painting.

In fact, the unification of the balcony can be considered complete after laying the foam. Then the finishing work begins, and they strongly depend on the fact that the room is joined to the balcony / loggia or to the kitchen, as well as on the design of these premises.
